Our rental is being sold by the landlord so we would like to move out rather than losing each Saturday to an open home inspection (was already considering moving out prior).
Was hoping someone familiar with the matter would help me with a sanity check of dates for the below break lease.
We signed a new lease starting on 26/3/23
Per RTA website:
https://www.rta.qld.gov.au/during-a-tenancy/events-that-impact-the-agreement/when-a-property-is-for-sale "If the property is advertised for sale or the property manageowner enters to show the property to a prospective buyer during the first 2 months of an agreement
(including a new agreement), and the tenant was not given written notice of the proposed sale before entering into the agreement,
the tenant can end the agreement by giving a Notice of intention to leave (Form 13) with 2 weeks notice.
The tenant must give the property manageowner the notice within 2 months and 2 weeks of the start of the tenancy."
We signed a new lease starting on 26/3/23
2 months 2 weeks from 26/3/23 is 9/6/23
So give (2 weeks) notice is 9/6/23 (2 weeks from this date is 23/6/23)
New rental is first available 20/6/2023
Move into new rental 20 or 21/6/23
Bond clean for current rental 22/6/23
Hand over keys of current rental 23/6/23
Never broken a lease prior to end of lease before so just want to make sure I am not overlooking anything.

Bought a 2020 Leaf off a third party about 6 months ago in a different part of the country. Low mileage, and has been working just fine. Still under the 3 year warranty. This week the car wouldn't start (Service EV system unable to restart after power off). We called Nissan Roadside Assistance and they quickly came over and managed to reset the error and start the vehicle. We were told to bring it to the nearest Nissan dealership as it is still covered under warranty. In the interim, the roadside assistance technician made some calls and sorted us with a replacement car.
The Leaf has still not been repaired and by the looks of it, that error is related to a battery issue which may take weeks to repair. My concern is that Nissan Roadside Assistance says in their paperwork the replacement car is only for 3 days.
For those who have been in a similar situation, will Nissan pay for the replacement car if the repair takes longer than 3 days? If so, is the rental covered by the local dealership or Nissan HQ? This is in Europe by the way.

Veal is not that fucking good.

But veal? It could never be delicious enough to be okay to create the way that we do it.
That is pure, unadulterated, highly corrupt and disgustingly deplorable human husbandry practice.
How the fuck do people feel okay doing that?
You must have to dehumanize yourself I think and presume: hurt your own heart and mind and soul by dulling it enough to do that for a “living”.
You already have cows on your farm, you do not need to make veal to make a living; You have other options in terms of processing and selling their meat. You can treat those baby boy cows, usually snatched from their necessary mama at 3 days old no less, and their mothers and other cattle there with respect and kindness and humanely slaughter them after letting them have some bit of life to enjoy our there in your picturesque, pastoral fields of green with Berkshire mountainous backdrops. A lovely scene tarnished with harm and abuse and truth-be-told hate. And worse than hate, which is technically not the opposite of love, but the thing that is: apathy.

Shares of the biggest players in the U.S. trash business, Waste Management and Republic Services RSG -0.26%, have traded at record highs since President Biden signed the climate, tax and healthcare bill in August. A recent decline notwithstanding, the stocks are popular picks on Wall Street to ride the sustainability boom higher. “They’re sitting in this extraordinary position,” said Michael Hoffman, an analyst at investment bank Stifel. “Garbage will be on the forefront.” Efforts to reduce greenhouse-gas emissions and to reuse materials are making it more profitable to mine landfills for energy and sift through refuse for the hot commodities of the green economy, such as detergent bottles and cardboard boxes. WM and Republic are building plants to isolate methane from the fumes emitted by rotting garbage and pipe it into the natural-gas grid to be burned in power plants, furnaces and kitchens. They are also equipping recycling facilities with the latest in automation to better sort and process materials for the consumer-goods companies that are under pressure to keep their packaging out of landfills and the ocean. Not only do the machines amass more of the valuable stuff, the company says the material emerges cleaner and can fetch more than messy bales. TL;DR: Expat relative (first time buyer) wants to sign up to new build flat with property management company that rents out with AirBnB. Is this a terrible idea?
Hi,
I'm looking for some straight advice to give to a close family member who is about to pull the trigger on something I think is potentially a bad idea.
For context, they currently live/work overseas earning good money but will likely be moving back to the UK in a year or so.
They have been speaking to a property company in Manchester who essentially arrange the purchase of a new build apartment (currently under construction), then once complete rent it out with AirBnB and manage the whole thing for you (obviously taking fees in the process). This all appeals to my relative who likes the idea of the whole thing being 'hands off', and despite knowing that they'll pay over the odds for what they're getting, sees it as a long term investment that will mean they have a flat paid off by retirement age. They are not looking at this as short term income and are aware that should their be any rental voids, they will have to cover the mortgage from their own pocket, which they can afford. It's worth noting they have never owned a property before.
I am not a landlord and never have been, but have read enough online the past few years (including in this forum) to feel that becoming a new landlord these days, particularly with just one property, is not anywhere near as advantageous or advisable as it used to be.
I have tried to dissuade my (somewhat stubborn) relative against the idea for the following reasons, but they have a tendency to not always listen to what might be best for them:
- They'd be better off accumulating their cash abroad, then investing in index funds inside an ISA/SIPP/GIA on their return.
- They'd need to consider the tax liability of such an arrangement, i.e. What income tax they might need to pay on the rental income
- Additional stamp duty they'd need to pay on this type of property
- Mortgage Rates - interest rates are rising which means so are mortgage rates (especially BTL/Holiday Let rates) and no doubt being an expat would mean even less preferencial rates
- Property prices could drop - some argue this never happens over the long term, but we're supposedly on the verge of a recession which normally means only one thing for property prices in the near term
- Potential rental voids
- Maintenance costs
There are likely more considerations, but essentially, the whole thing seems massively risky to me and I've advised my relative to at least hold off from the idea until they return to the UK, if not altogether.
Am I right in my thinking? Can anyone give additional reasons why this is a bad/good idea? I appreciate I am providing no numbers here but for the sake of argument, assume that the AirBnB income would generally cover the mortgage each month. It's more the general principles and potential pitfalls that I'm looking for.
