Hi, realtor in MA. Genuinely perplexed by the listing agents reaction and wondering if any other agents in this area have thoughts. A little bit of background…So I’ve been licensed since 2020. Did fairly well in 2021 and 2022. I had some personal things happen (divorce) but am gratefully moving on from that and looking to really dive into real estate full time.
I recently showed a buyer a home that’s been on the market for almost 70 days. The listing agent called me twice, texted and emailed (while I was showing other homes) all within an hour of me showing the home saying that they had another offer with a deadline for this evening. After discussing with my client we decided to offer under asking at $550k, but still a very fair offer (given the home was overpriced to begin with at $625k).
The listing agent told me to not even submit my offer…without knowing any other details of the offer. I have never had a seller agent tell me that. I’ve had agents say “I have higher offers but still submit it because the offer terms could be better.” Ugh I don’t know just venting I guess….It’s not the listings agents home to sell, they shouldn’t shut down offers without discussing it with their client in my opinion 🤦🏼♀️

For reference I don't think ai will takeover and rule us. However, I do keep worrying about the massive societal and economic changes it will bring. Mass layoffs and double digit unemployment will make the economy garbage for everyone. Then society will be split into 2 classes, the poor and the extraordinarily wealthy. I find myself constantly researching ways to make money soon and ai proof jobs and real estate imvesting before its too late. I want to make it into the upper class before economic mobility is wiped out completely. Can anyone else relate?

I am currently in my early 20s, now with over a year in real estate experience doing virtual wholesaling with a partner mentor. I was asked to do this with him and since I wanted to get into flipping, I thought it was a great opportunity since he is a very experienced real estate investor with hundreds and hundreds of deals under his belt. The virtual wholesaling was new to both of us, and I was better at understanding the technology behind marketing, CRMS, etc. he always was used to realtors bringing him deals in the past. The original agreement was I was going to be an acquisitions manager and make 15% of total assignment fees when we closed a deal. As time went on, we struggled in the beginning with typical learning curves you would imagine. I have always struggled with money throughout the time working, but I knew all of the knowledge I was getting so I was counting that as paying my dues and learning the business. Fast forward about a year and a half together, he increased my assignment pay fee to 25% of the total fees we collect, and $5,000 for properties he flips himself, or less if he does not make as much. It is never clear how much I’m going to get paid when closes on deals himself and sometimes I have waited to get paid until he resells the deals. Not when he closes on them. My responsibilities are as follows: daily marketing on average 1000 sms blast per day, all lead follow up, complete transaction coordination, disposition, and we have switched CRMS, texting platforms, about 4 times. I had to learn each time completely since I manage them and that always also stopped the marketing. So pause in deal flow. Not to mention, registering our company to be in compliance with certain laws. All taking a lot of time when added up. I do 95% of every transaction and I’m in a pickle because I don’t know if this is something I should not be doing to myself; or if I should be grateful for all I have learned and continue to learn from him. He also pays for everything. With 25%, in theory I can do very well if we can close a few deals every month averaging 10k a closing. And I believe we do enough marketing for it, but when I am flooded with as many tasks as I have it is very hard to do that. Not to mention, only making 25% for everything I do. At a big wholesaling company as an acquisitions manager I know I would only make 10%. But I would have much less on my plate. Is there any insight anyone can provide or opinions on my situation, that would be very helpful.

Hey everyone,
I took the MCAT last week and it was rough. I feel like I won't be getting a 510+ score and wanted to prepare myself by knowing how to study to take this beast again after already using my AAMC resources and Uwhirld.
If I take it again I absolutely need to crush it. The real was a bit different from the FLs and I want to be prepared for that if it comes to that again. I leave my thoughts on the sections that I encountered and how I originally studied for the exam.
Things I thought were different on the real deal vs FLs:
-C/P: tons of physics math, multiple-step unit conversion to even solve problems, less than 3 Ochem probs
-CARS: long passages (close to the CARS diagnostic tool in length), the first half had fair passages with the second half being a bit more ham
-B/B: basically no amino acid, metabolism, or topics stressed as high yield... also there were few figures in this section. Low-yield topics were a big part here
-P/S: similar to FL 4+5. Seemed to not stick to the commonly tested topics in the majority of the FLs. The answer choices seemed to be very similar to each other and needed a decent amount of background knowledge.
Overall I felt that it was a constant struggle against the clock.
How I studied: (~6mo)
-Read the Kaplan books (except P/S)
-Jacksparrow Anki deck
-Khan academy P/S videos
-300pg doc
-UWhirld 1.25x
-All AAMC material (except bio stuff)
-reviewed all FLs (made a google sheet and everything)
-Youtube videos on topics I needed to better understand
FL Averages:
C/P: 127 CARS: 125 B/B: 130 P/S: 127
TL;DR: how do I study as a retake if I've already used my gold standard resources?
Any advice is appreciated!

I edited the graphic configuration file to get in game, but I can't play at full screen anymore. Any time I tried enter fullscreen, I just get the blackscreen, and I lost the HDMI sound on that screen.
I'm on windows 11 with pretty good amd cpu and nvidia graphics card, all on latest drivers.
I tried playing in windowed mode but the title bar is really distracting, and I lost a little bit of screen real estate.
