TL;DR: Expat relative (first time buyer) wants to sign up to new build flat with property management company that rents out with AirBnB. Is this a terrible idea?
Hi,
I'm looking for some straight advice to give to a close family member who is about to pull the trigger on something I think is potentially a bad idea.
For context, they currently live/work overseas earning good money but will likely be moving back to the UK in a year or so.
They have been speaking to a property company in Manchester who essentially arrange the purchase of a new build apartment (currently under construction), then once complete rent it out with AirBnB and manage the whole thing for you (obviously taking fees in the process). This all appeals to my relative who likes the idea of the whole thing being 'hands off', and despite knowing that they'll pay over the odds for what they're getting, sees it as a long term investment that will mean they have a flat paid off by retirement age. They are not looking at this as short term income and are aware that should their be any rental voids, they will have to cover the mortgage from their own pocket, which they can afford. It's worth noting they have never owned a property before.
I am not a landlord and never have been, but have read enough online the past few years (including in this forum) to feel that becoming a new landlord these days, particularly with just one property, is not anywhere near as advantageous or advisable as it used to be.
I have tried to dissuade my (somewhat stubborn) relative against the idea for the following reasons, but they have a tendency to not always listen to what might be best for them:
- They'd be better off accumulating their cash abroad, then investing in index funds inside an ISA/SIPP/GIA on their return.
- They'd need to consider the tax liability of such an arrangement, i.e. What income tax they might need to pay on the rental income
- Additional stamp duty they'd need to pay on this type of property
- Mortgage Rates - interest rates are rising which means so are mortgage rates (especially BTL/Holiday Let rates) and no doubt being an expat would mean even less preferencial rates
- Property prices could drop - some argue this never happens over the long term, but we're supposedly on the verge of a recession which normally means only one thing for property prices in the near term
- Potential rental voids
- Maintenance costs
There are likely more considerations, but essentially, the whole thing seems massively risky to me and I've advised my relative to at least hold off from the idea until they return to the UK, if not altogether.
Am I right in my thinking? Can anyone give additional reasons why this is a bad/good idea? I appreciate I am providing no numbers here but for the sake of argument, assume that the AirBnB income would generally cover the mortgage each month. It's more the general principles and potential pitfalls that I'm looking for.

i’m 16f which is the legal age of consent in the uk. within the past nine months i have been with a 26m and a 28m.
i met the 26m when i was 15, at the place we both worked. we didn’t have any sort of relationship until i was 16 but he later revealed he was attracted to me when he first met me (at 15) but told himself to push it down because it was wrong.
i can’t really remember how it started but we worked a few shifts together, we started texting loads, i would arrive early and leave late for my shifts to spend more time with him. when he was working bar shifts, he would let me drink alcohol (legal age of drinking in the uk is 18). i’m not really sure if he knew or deduced this but i don’t have the healthiest relationship with substance use and i think the booze really helped to draw me in. he was very inquisitive about my past trauma and said he often found himself more interested in damaged girls. when all this first started he had a girlfriend but partway through he broke up with her which he asked for my advice on and i kind of encouraged him to go for it. the conversation became sexual at some point and he wanted to discuss “kinks” and stuff like that. after about a month, possibly less, of talking, he invited me over to his apartment. we eventually ended up having sex. i cried during, then had a long shower then went very quiet afterwards and he was quite worried. i kind of ghosted a little for a couple of days after and he got very annoyed at me for my poor communication.
i’m not sure i’m remembering the timeline right but i think the night before i went over to his place this other guy that i had a massive crush on (19) half-confessed that he had feelings for me but he had a girlfriend and didn’t really know how to proceed. well about a week later he (19m) decided he was choosing me, breaking up with his girlfriend for me. so i broke things of with 26m for 19m and we haven’t spoken since except when he texted me for a bit of a closure conversation ig? 19 (now 20)m and i are still dating.
i met 28m maybe a month or two later than all of that through a shared hobby. we ended up speaking for an hour or two every night for half a week in the run up to an event. i thought he was so charismatic and intelligent and i really wanted him to like/respect me and think i was also intelligent (i didn’t think anything sexual was going to happen as he had a long term girlfriend and i was with 19m). after the night of the event the whole group when to a pub and he was buying me drinks all night but nothing happened. we ended up texting lots and he invited me out to watch a movie at the cinema. i know realise this was obviously him asking me on a date but at the time i thought it was platonic. he bought me lots of drinks there as there was a bar attached to the cinema. after our movie we found out there was a quiz happening at the bar and decided to stay for it. at some point during the quiz he revealed that all my drinks had had double shots in all night when i assumed they were singles. not really his fault but i didn’t pace myself right and i got way way more drunk than i intended to. when we left, outside on the street he kissed me and ended up “touching” me very intimately. the next day he said it was a mistake and he was just drunk, it was wrong and nothing like that could happen again. we still kept texting and a little while later when i was drunk again we ended up having a conversation about sex and he decided he did want to have sex with me. i ended up arranging to see him again and he suggested i just go round to his house and honestly i kind of want to tell myself that i never thought he’d do something again but he gave me some drinks and we needed up having sex. after i went home i felt so guilty that i almost ended my life. i honestly do not know why i kept seeing him. i think i kept telling myself that his time i won’t drinking it won’t get sexual but for another 3 or 4 instances it did. i eventually told him i didn’t want to see him any more and said i thought he was a really bad person for what he’d done and he kind of tried to blame being an alcoholic and i don’t remember that much of what was said but i blocked him.
at some point my boyfriend 19m found out about 28m and was so so angry but not at me, at him. my boyfriend still thinks i was taken advantage of but honestly i think everything that happened was my fault and i basically just cheated but i don’t know. if you’ve actually read all of this thank you and please let me know what you think to all this because my mind is such a mess. i feel like if i was “groomed” that will just be me trying to absolve my own guilt? i really don’t know what to think.

I (18M) have been dating my girlfriend (18F) for a few months now. An ongoing conversation of ours has been the use of drugs. (Just weed and alcohol.) For some context, a drunk driver killed a cousin of mine whom I was very close to. My closest friend started smoking weed when we were about 14 and it spiraled him from a great kid to someone who spent all his time in his room and never had a dollar to his name and his life was totally ruined. My parents started smoking when I was 15 and they wouldn’t do anything but smoke, sit around, and sleep every day. My dad lost his job because of this. (We live in a 3 story house with my grandpa who built it 50 years ago, so rent wasn’t an issue.) I had to pay for food and some of the bills and health insurance for my little sister. So, I’ve developed quite a hatred for drugs as a whole. I still hangout with my friends while they smoke and my parents have since come back around and gotten jobs, I just don’t want smoking or drinking g to be in my life. So now moving onto my girlfriend. She’s amazing to me, a couple hiccups along the road for unrelated stuff but overall it’s been amazing. I’ve always been open with her about my feelings on the topic, and she is open with me about her past of smoking and drinking pretty infrequently. I told her that I don’t want drugs in my life and she said she understood my point, but that she enjoyed smoking a lot. She says she doesn’t do it often. I told her my honest thoughts on not wanting her to do any drugs and that I know it’s unreasonable and she can walk away from our relationship at any moment, it’s just a no for me. She said she would do her best but no promises, and I thanked her for trying. So, she went and talked to her sister about it and she said that I was a huge asshole and was being very controlling. My girlfriend brought this up to me, and told me her thoughts, which were the same as before. I can’t help but feel like I’m being toxic and controlling and I really like my girlfriend but just can’t have that stuff in my life. AITA?

For context, I work under the health department of an LGU in Metro Manila, MO3 so SG21 plus other benefits. Minus all the government-mandated deductions, my net salary monthly is around 50-52K. My monthly expenses include condo rent, utilities, groceries -- all of which I split up with my non-showbiz partner. My contribution is 15K while his is 20K, considering he earns more than 2x my salary. I just want to augment my current earnings for savings, future investments, and luho, etc. Since my job is only on weekdays, 8-5, was wondering what other lucrative pursuits a doctor can explore outside of consultations or moonlighting? I have 30 to 50 patient interactions per day and medyo nakakapagod or nakakadeplete ng EQ, so side-hustles that do not involve patient care would be a welcome balance. Thank you, doctors!

So I live alone in a small 1 bed apt with my two dogs which is a miracle considering my disabilities. It took 2 years to get here so I’m a bit protective of my space since it’s the only time I get some peace, quiet and disability friendly space.
I have a high school friend that feels more like an acquaintance but also a close friend since we were really close in high school about 10 years ago coming from a state below mine.
I feel bad that I can’t host her in my apartment but mostly I feel bad that I don’t want to try. In a ideal world I would go out of my way to do this. This ideal world ended during covid when I realized people wouldn’t wear a mask to save the lives of people like me. It’s not that I don’t trust her but I ask myself if it was me in her position coming to visit her in her state. Would she do the same? Even as an abled bodied person I have this sad realization that she probably won’t. This still doesn’t change the fact that I want to host her in my home. She may be able to take care of my dogs for at least a night and save me some money. Somehow I know the health cost of saving money if it ends badly.
I truly believe I should treat people how I WANT to be treated not how I am treated as a neurodivergent disabled black woman. I’m sad that I’m done being a safe space(I am told this quite often) in a world that is unsafe for me. I know what it’s like to be unemployed and wanting some form of leisure and relief. I badly want to host her and don’t mind sharing my king sized bed. It would be an inconvenience to me but so is 99% of the world.

My fiancés friend moved in with us and the very first week she got a dog, she kept pushing the idea that it was my fiancé fault bcuz they mentioned wanting a dog which gave them the idea which was terrible bcuz I already owned a dog and she wasn’t very good with other dogs, then the dog she got made a disgusting mess and ruined one of my rugs and a dog bed my mother had bought for my dog when I went to visit her across the country when I told her she’d have to replace what the dog destroyed she initially refused and then eventually she just never did get it after time I just figure she wasn’t. Through out the time of her being here she would slam doors and be very rude and even raise her voice whenever she felt we were wrong about something most recently we got back at 3am from the gym and came in a little bumped from working out she was the only one home and she was upset that we came in loud but instead of saying anything she storms downstairs and takes her dog to use the restroom not before he pees on the floor and makes a mess and as she goes out she slams the door when she comes in I ask her not to slam the door like that and she tells me that I could do it myself I figured she thought I was asking her to lock the door so I reply “I’m not telling you to lock the door I’m saying don’t slam the door” then she tells me that it’s rude to come in loud and that she’s going to slam doors and I tell her she is in my house and can’t slam doors just because she’s mad and she tells me I’m not her father and l reply “you’re right im not. Im the man whoms house you live in. Your father would probably forgive that” and she gets angry and says goodbye and storms into her room for the night she does pay rent but she pays less than everyone else there are 5 of us including my fiancé, her friend, and me, we all pay a fixed rate of 550 a month in rent and she pays 415 she only came to stay because her family kicked her out and it’s been half a year and she doesn’t seem to be trying to move out I’m tired of her attitude and ruining my homes energy #AmITheAssH for the argument and wanting to kicking her out

A little back story, I (23 F) am currently in my junior year of college. A little over a year ago I started getting to know the neighbors around my apartment complex. Fast forward, I was introduced to my directly next door neighbor at one of these events. Funny enough, we’d been living next door to each other for over a year by this time and had never ran into each other or crossed paths. Well to make a long story short, I fell absolutely head over heels for my neighbor upon meeting him. He was truly Prince Charming, absolutely gorgeous and we have so much in common it’s crazy! We have similar childhoods, hobbies, shoot we even share the same zodiac sign. Anyway, we started seeing each other casually over the course of 1 year. We just so happen to have the same Major in college and he’s even helped me get A’s in a few of my courses. He’s given me such Thoughtful gifts, Fair dates, flowers, spending the evenings at his place next door,etc. anyway My neighbor graduated this past semester and is moving out tomorrow. I’m happy for him but honestly so sad. We’ll keep in touch but I can’t help feeling like we were literally made for each other. I can’t shake this “right person wrong time” feeling and I hate that he’s leaving when there’s so much left unsaid between us. I want to tell him how I feel about him but I keep freezing up. It also feels useless seeing as though he’s moving so far away :( do I tell him anyway?

2023.06.01 10:20 TatteredFinery Brain damaged person keeps trying to drive- what’s the neurologist’s role?
My mother had a bilateral craniotomy some years ago for a frontal lobe menigoma. She did ok in recovery but has severe executive function problems. She scored in the bottom 5% of executive function on two full neuro-cog tests done 5 years apart. No improvement with cognitive rehab whatsoever. She actually passed the driving test 1st round and her neurologist said he was surprised she passed and didn’t report her to the DMV. Since then she kept literally losing cars and is so disorganized driving is dangerous and pretty useless to her since she can’t actually plan routes and activities etc or use a GPS. It has been really difficult to manage. She’s too disorganized to arrange her own insurance or pay her own bills, for example. Her new neurologist agreed she should be re-evaluated. She was referred to a driving evaluation center where she failed the test. Now back 6 months later begging her neurologist to allow her drive and blaming it on her tester at the last evaluation. So instead of telling her it’s no, he referred her to a new driving evaluation center to take the test again. At what point do neurologists have the obligation to stop someone from driving? -$360 on house expenses my half (rent, shopping bills) - $100 for myself - $60 on miscellaneous stuff - $50 in my savings account ( have $1000 in the account) - $40 for take out on Sundays - $20 split between a emergency funds and cash savings - just created a Raiz account which i most probably put $10 a week into it - leaves me a extra $55 a week either for extra spending, hobbies, $45 a month to help pay for my parents house internet and $10 to RSL charity
Also have 96 hours built up in my annual leave which I usually only take out for worked missed due to holidays and important events.
Budget gonna change down the line once we decide to have kids or if our rent increases but im happy with how im squeezing things in this economy.

So me (19F) and my roommate/bestfriend (21F), "Christine" have been living together for less than a year, but have been friends for 3+ years. We decided to move in together when I got into a college near hers. When we were buying the things for our apartment, me and my parents ended up buying most of the common area stuff that we share (kitchen utensils and living room furniture and other things as well). It has been going pretty great, up until now. She has been seeing this guy and they have had a sort of friends with benefits relationship for a little bit, and have mostly been hanging out at our apartment. This is totally fine with me, doesn't bother me one bit.
But... I was going home one weekend, and she had let me know that she was planning on having him come over to hang out, and had been excited to have more freedom for intimate things in our apartment (implying they'd have sex on our couch). When she told me this, I got uncomfortable and laid out a boundary and explicitly told her to not have sex on the couch. We argued about it for a while, but she eventually gave up and we both agreed to just making out, and once things got heated she'd move it to her room (which is what she would do when I was home anyway, but I had no problem hanging out alone in my room).
I went home, thinking that my clear boundary wouldn't be crossed, because I trusted her. And didn't think about it anymore.
Until... a few weeks ago me, her, and our other best friend were hanging out. We were talking about random things and chilling. I don't even know how it got brought up, but Christine started talking about how her and her friend "did it" on the couch. I was livid, I blew up on her and asked her why she crossed my one and very clear boundary on the couch that ME and MY PARENTS bought. She explained that they were making out and things got hot and heavy and she told him that they had to take it to her room becaused I asked them not to have sex on the couch, and he said "she'll never know" so Christine went along with it. I got very angry and asked why she brought it up and told us, when she knew I would get angry. She claimed she thought it wasn't that big of a deal, and asked why I cared anyway. I told her that wasn't the point, my boundaries shouldn't be crossed, no questions asked. She continues to think it isn't that big of a deal and says that I am being childish for being so upset about it. I've been icing her out since and she hasn't apologized or anything once.

sometimes i get overstimulated, and sometimes i get overwhelmed. sometimes i feel like i have nothing to give, and others i feel like i could expend all my energy in an instant.
i've been sitting here for an hour thinking of what to type.
are there resources for people who have care, have invasive thoughts, are taking all the steps they can but sleeps hard because tears?
hospital isn't easy on me and generally i end up having a hard time and my therapists over the years making a means for me to communicate my safety and what's going on,
i have no family left, and i have a singular very busy friend local to me.
please see through the trying, and see the poor impulse causing me worry.
i started asking for help, but no one has the time to spend. irl or the ones i've known for years and life pried us apart; across three state moves, and three wildly different time zones.
i think im finally able to nap and hope to come back to regret this maybe?
i have no executive function points for myself, and the inability to go without passing something and seeing it as a way to avoid anguish is crushing my heart.

Long story short took my other car to the garage, picked up my by my partner in her Land Rover, mechanic heard the engine and said ‘timing chain needs changing on that.’
